1. Quality, affordable, accessible office space
Whether you need one desk or 1000, CAN Mezzanine is an affordable solution to your organisational needs. Accommodation is sold per desk (space) and includes meeting rooms, conference facilities, serviced kitchens and back-office support.
Our buildings are finished to an impressive standard, in accessible locations, serviced well by local transport links.
They also provide all the utilities and amenities needed to run an efficient business.
We have high speed internet connection, serviced switchboard and telephone system for efficient communications.
2. Flexibility of tenure
We know that stability of tenure is one of the biggest barriers to success facing social enterprises across the UK. "Rental prices in central city locations too frequently exclude social enterprises - CAN Mezzanine offers a practical solution for them," says Andrew Croft, CAN Mezzanine Director. "We do not believe that just because some Third Sector organisations suffer from fiscal uncertainty they should have to work from poor quality accommodation. This uncertainty is disruptive for the organisation and distracts them from what they originally set out to do. CAN Mezzanine secures a long-term lease on each building, which it then offers to Third Sector organisations on a three-month basis. This allows them to benefit from continuity through security of tenure."
Research in 2006 by the London Social Economy Taskforce found that 50% of social enterprises had less than five years remaining on their tenure. Short-term funding was reported as a huge hurdle to acquiring their own property and even those social enterprises managing their own property, cited problems with conditions and up keep.
As a social enterprise, CAN Mezzanine has no fiscal requirements to shareholders, allowing us to plough profits back into the business to benefit our customers.
3. Economies of Scale
Through economies of scale, our customers share costs and concentrate on growing their business and let CAN Mezzanine take care of managing their office space.
CAN customers benefit from facilities that they would not otherwise be able to afford including conference and meeting rooms, full-time reception support, colour photocopier, franking machines, postal collection and delivery.
4. Free meeting rooms and facilities
CAN Mezzanine offers a large selection of different sized meetings rooms, which are free to our customers. These include a boardroom (for up to 30 people) and a fully-furnished conference room, with access to audio-visual equipment, for up to 90 people. All meeting rooms have telephone, internet access points and presentation facilities.
There are also quiet rooms at CAN Mezzanine London Bridge.
All the kitchens are all supplied with Fairtrade tea, coffee and sugar and fresh milk. All buildings have full disabled access including disabled toilets.
5. Collaborative working
CAN Mezzanine locations are intended to create a communities of social interest by housing like-minded organisations together. The open plan office space has been designed to maximise opportunities for interaction and collaboration.
By sharing knowledge, skills and experience, we hope CAN Mezzanine can generate innovation, powerful partnerships, growth and profile for our customers.

6. Supporting a social enterprise with ethical values
There are plenty of commercial companies who provide office space, but few are social enterprises like CAN Mezzanine. All our profits are put back into our aims; to support social entrepreneurs across the board to do their jobs more effectively, and remove the obstacles that stand in their way.

Cleaning - CAN Mezzanine cleaning is 100% eco friendly. All products are non-toxic

Fair wages - all cleaning staff are paid the London living wage
- Recycling - CAN Mezzanine collects refuse for recycling including all paper products, glass, plastic, toner cartridges and steel and aluminium cans.

Water - CAN Mezzanine water coolers are provided by Aquaid. Aquaid make a contribution to two leading charities, Pump Aid and Christian Aid, who are helping bring vital fresh water to villages in Africa. The coolers use the mains water feed so there is no need for plastic bottles and CAN Mezzanine locations do not use plastic cups, only glasses, in order to reduce waste.

Lighting - CAN Mezzanine Loman Street uses a PIR lighting system, which is movement sensitive reducing energy waste. We are committed to looking at such innovations as we roll out other mezzanines.

Fairtrade products - CAN Mezzanine only use Fairtrade products in kitchens.

Location - CAN Mezzanine buildings are always located where there are good public transport links to encourage use of public transport.
CAN Mezzanine employs full-time facilities managers to ensure our offices run smoothly. They manage all the building, heating, lighting, technical and electrical equipment and general maintenance issues. CAN customers don't have to worry about small things like photocopiers breaking down, or big things like leaking roofs and gas main ruptures.
There are fully equipped kitchens with microwave, toaster, fridge, freezer, dishwasher and a free supply of Fairtrade tea, coffee and sugar and fresh milk on every floor. These, along with all other communal areas, are regularly cleaned throughout the day, including the disposal of waste and recycling.
The offices have several photocopiers (supplied with paper) on each floor and a colour copier in each building. There is use of a franking machine, binder, shredder and laminator, free postal collection and delivery.
All CAN Mezzanine buildings have a full-time receptionists who will manage all visitors (accept deliveries) and sort out the post.

CAN Mezzanine buildings all have secure entry card systems and onsite or emergency security personnel, seven days a week. Each building has a full alarm system with automatic emergency response.
